Ridge Avenue Overlay
Northwest Philadelphia - approved as amended
The commission struck parts of a bill that wanted to limit density on Ridge Avenue.
The bill proposed lowering the height to 3-stories and adding a 1:1 parking ratio.
Why is this important?
This could've set an anti-density precedent for the city.
This is what the remaining parts of the bill approved:
No density bonuses.
Roof decks set back at least 5 feet.
Allows businesses and professional offices by right (currently need a special exemption).

South Philadelphia - approved
Alterra will move a fire station to construct a new mixed-use building on this oddly shaped site.
Street Trees
Citywide
There was a bill to protect heritage trees and add landscape screening.
Most notably, single-family homes need to screen their homes with trees now.


Delaware River Waterfront
Southeast Philadelphia - approved
Massive development is coming to the Delaware River Waterfront.
It has multiple phases. And a park that extends over Highway 95.
Today they just approved the zoning for the elevated park.
